“Workbar has partnered with Fields Corner Business Lab and five other regional co-working spaces to create the Workbar Network, which will link these independently run facilities into a larger community…As part of the network, these [original] six sites are now using Workbar’s proprietary software to help manage their members, Cole says. The software provides tools for managers to check people in, coordinate conference room bookings, and promote events and happenings throughout the network at large. ‘It’s everything they need to run the space,’ says Cole.”

“’The reservation system is much easier to manage and it gives us more data,’ says Maudlin, who says the software helped them realize that they had a lot of people who only came to the space on weekends. ‘If we were going to do an event or do something for our members, we now know when are they there the most. It’s a lot more information that we can use to better service our members.’”

A BetaBoston article notes, “over the past several months, Workbar has partnered with Fields Corner Business Lab and five other regional co-working spaces to create the Workbar Network, which will link these independently run facilities into a larger community. Other participating sites are Work Station in Cohasset, The Entrepreneur Innovation Center at Framingham State University, Running Start in Worcester, and Groundwork! in New Bedford…As part of the network, these six sites are now using Workbar’s proprietary software to help manage their members, Cole says. The software provides tools for managers to check people in, coordinate conference room bookings, and promote events and happenings throughout the network at large. “It’s everything they need to run the space,” says Devin Cole, Workbar’s director of business development.

Fewer options exist on the Boston office market, and what is available is more expensive then previous quarters.  Combined with fewer concessions offered by landlords, local tenants are feeling the pinch.

From the Boston Globe:

Boston’s office market is hopping, according to reports issued by real estate brokerages Transwestern and Jones Lang LaSalle. Driven by strong employment gains and growing companies in need of additional space, rents are rising all across Greater Boston, up 7.6 percent in the last 12 months. Throughout Cambridge, there are just three vacant office spaces of 20,000 square feet or more on the market, and rents in Kendall Square are averaging above $70 per square foot. Along Route 128, vacancy rates are at record lows, while office rents along Interstate 495 are at seven-year highs.

0 Winter Gardens Becoming A Fixture in Boston Buildings

A nature walk has something for everybody and the concept of winter gardens should be embraced by all.  The rentable square feet per employee is shrinking and collaboration space is growing.

According to the GSA’s “Washington headquarters is completed in 2013, the building will accommodate 4,500 workers — almost 2,000 more than a year ago — because of shared work spaces and telecommuting. GSA Headquarter office will average approximately 80 USF (92 RSF) per person of workspace.”

Prodded by tenants, residents, and city officials to create more parks and open spaces, developers are resurrecting an old architectural idea to beautify new buildings: “winter gardens.”

Alexandria Real Estate Equities has completed most of the work on its 6,000-square-foot winter garden at 75-125 Binney St., the future home of Ariad Pharmaceuticals Inc.

The company moved out of a co-working space at the Cambridge Innovation Center into a 5,400-square-foot space at 283 Newbury St. in Boston earlier this year.

“We were outgrowing the CIC and while co-working spaces are great and they have lots of benefits and amenities, it’s really hard to start building your own culture (there),” said Ryan Kelly, Bridj’s marketing manager.

The meeting ends and you depart, yes, Breather knows.  Breather then sends their team back into the space to ensure it is ready to go for the next client.

What types of business use shared workspaces?  Well, the cofounder of b.good is an avid user of Oficio on Newbury Street.

“Jon Olinto, cofounder of the restaurant chain b.good and [his] b.good cofounder Anthony Ackil, his childhood best friend, hold job interviews and meetings in conference rooms at Oficio, which runs two shared office spaces on Newbury Street. About 350 entrepreneurs and companies rent space at Oficio, paying anywhere from $69 a month to use the mailing address to $2,300 a month for a dedicated office for a team of eight workers, with 24/7 access. Oficio provides lunch about once a week, hosts networking events, and schedules guest speakers, such as accountants, to talk about the basics of running a business,” according to a Boston Globe article.

Jamestown, a real estate investment and development company headquartered in Atlanta, leases the 550,000-square-foot complex in the 1.4-million-square-foot Innovation and Design Building complex from the city of Boston. The complex contains 550,000 square feet dedicated to luxury home furnishing showrooms along with office and innovation space...Jamestown recently completed more than $13 million in interior renovations at the center, the first major physical updates since it opened in 1985. The project included renovations of the lobby, common spaces and seminar room and new finishes and furniture from design center tenants.

Coalition is the latest to enter the shared workspace environment, opening in Downtown Crossing at 101 Arch Street.

Coalition opened in Boston’s Downtown Crossing neighborhood in February. “The setting is no doubt part of Coalition’s charm. At 101 Arch St., the 7,060-square-foot office boasts a fantastic view over The Hub and no shortage of restaurants and bars nearby for post-work winding down. (The area has also attracted collaborative working spaces in the area including WeWork, Techstars and even CIC Boston/Space with a Soul.),” according to an article on Bostinno.Streetwise.co. “Coalition aims to differentiate by partnering with MIT Enterprise Forum of Cambridge and other similar organizations to give young entrepreneurs the chance to work with seasoned local professionals. It’s a pretty impressive community, too, with venture capital and private equity investors and veteran entrepreneurs (with two to four founded firms under their belts) alike.”
