Apple is expanding Siri in Cambridge by securing 11,500 RSF at One Broadway.

According to an article on CultofMac.com, “documents filed with local authorities show that the company has leased around 11,500 square feet of office space on the 13th floor of One Broadway, an office tower owned by MIT and located on the outer perimeter of the university’s campus in Cambridge, MA,” in an effort to expand its Siri team.

The Boston Globe recently published an article on the interior aesthetic and art marking Facebook’s Cambridge office:

The Kendall Square office of Facebook, which opened last year, includes five art pieces commissioned by the social media giant. Ryan Mack, who runs the local office for Facebook, oversaw the selection of art:

‘If you look at any of our offices, art’s an important part of our company culture. We try to find pieces that combine Facebook culture, which is about technology and connecting people, with the local culture. So we always get stuff from local artists…there are design elements that are consistent across all Facebook offices, but the art gives them a local touch. We put an artist statement up near each piece that tells a little story about the artist or how they designed that piece for the office.’

0 Kendall Square and Cambridge Office Space: Cost Continues to Climb

The price of office space in the Boston Market continue to ratchet up and squeeze out those who signed their lease in the recent downturn. Rents in Kendall Sq. have continued to climb due to limited supply  and large national tech firms wanting to be there. Small firms are finding opportunities a couple of stops away on the Red Line’s Downtown Crossing stop,  where the Class B market is pricing in the low to mid $30’s PSF.

A report in the Boston Business Journal offers some quantification for the pace of office space transactions  in Cambridge and Kendall Square, noting “data from Cassidy Turley reveals that 323,135 square feet of space was absorbed in Cambridge’s already tight office market between Jan. 1 and June 30, while average rents in the life sciences and technology hub increased by 14 percent on a year-over-year basis…according to the report, office availability in Cambridge fell to 10.5 percent in the second quarter while average rents rose to $50.33 per square foot, up from about $44 a year earlier. The city’s office market is comprised of approximately 10 million square feet of leasable space.”

Since Amazon now charges sales tax, it looks like they’re taking on another expense and adding additional office space at 101 Main Street in East Cambridge.  East Cambridge no longer caters to the emerging small business; now landlords are focused on large corporate tenants like Google and Microsoft.

An article on Xconomy.com adds some context around Amazon’s expanding footprint in Cambridge:

“Amazon recently added about 11,000 square feet to its existing offices in Cambridge’s Kendall Square neighborhood, right next to the prime recruiting grounds at MIT…It’s a popular spot for West Coast technology giants to set up shop as they race to hire talented employees, especially outside the highly competitive San Francisco Bay Area. Google and Microsoft  have significant offices in the same area of Cambridge, and Facebook has added an engineering outpost of its own. Apple also previously established a smaller office, with a focus on speech technology.”

0 Cambridge Office Space Consumed by Tech Companies

Office space at Two Cambridge Place in Cambridge, MACurrently the East Cambridge/Kendall Square office market continues to see tight vacancies with increased rents. Of the 27 Class A buildings that list availability the average asking prices is $58.17 PSF this includes direct and sublets.  The rumblings are these prices will continue to march North squeezing those with limited financial capacity. The squeeze is due, in large part, to an influx of technology companies consuming clusters of prime commercial real estate in Cambridge.

According to a recent BBJ editorial, “the list of companies swallowing chunks of new space and driving up rents in the process reads like a Who’s Who of Silicon Valley. Amazon.com just locked in 100,000 square feet at 101 Main St., while Oracle Corp. and Twitter Inc. recently rolled up a flurry of acquisitions to bring their local footprints to 82,000 square feet and 30,000 square feet, respectively. Facebook is on the prowl for a local 5,000-to-10,000-square-foot toehold, while Google Inc. remains Boston Properties’ best friend as it incrementally adds to the 300,000-plus already under contract at 4 and 5 Cambridge Center.”
