Digitas is on the move, literally; the ad agency DigitasLBi recently signed a lease at 40 Water Street to lease 200,000 RSF.

According to Banker and Tradesman, Digitas has “been shopping for office space for more than two years, with its 200,000-square-foot lease at 33 Arch St. set to expire in 2017. Related Beal is renovating 40 Water St. to make way for open-format offices topped with a 6-story glass addition and tree-lined roof deck overlooking Post Office Square.”

Boston’s Greenway transcends the city’s current incarnation, and will continue to benefit from times gone by. Surrounding buildings will need to create access points to invite visitors to directly access the park and highlight the lush Greenway landscape.

This beautiful Greenway carved through the heart of downtown Boston, building owners, architects and developers should really be thinking about repositioning the front of their buildings toward the “center.” If you walk down the 1.5-acre strip, you will notice that many of the buildings’ entrances are facing opposite the park toward the dark “maze of streets,” limiting options for retail, hospitality and ultimately commerce along this central corridor.

If we turned these buildings around, similar to what happened in P.O. Square and the projects we completed there, the 1 P.O. Square and 225 Franklin Street lobbies, the Greenway could serve as a grassy green extension of our workplace’s front porch.

0 Tenants Migrate to Class A Buildings in Financial District

Real Estate in post office sq bostonTenants continue their migration from Class B buildings to Class A within the Financial District.  With vacancy rates just below 15 percent opportunities for tenants to trade up still exist.  Rents within the low rise Class A space will fall in the upper $30’s to low $40’s depending on the building.

Banker and Tradesman reports, “the move is the result of an expansion push by Managing Director Robert Brown, who came to the firm last year.”

0 Post Office Square Renovations Continue

Office space on Franklin street in boston is near the renovations in Post Office SquareWhat’s changing in Post Office Square?  The $40 million renovation of the former Verizon building at 185 Franklin Street which is a joint venture between Commonwealth Ventures and Kennedy associates.

A report in the Boston Business Journal confirmed the news, stating that “a$40 million renovation is set to begin on the former Verizon building at 185 Franklin St. in Boston’s Financial District.”
