Is Boston office space getting too expensive with vacancy rates just above 8 percent?  Class A Boston assets are trading nearly double pre-recession levels while suburban comparable assets are still trading 23 percent below the pre-recession levels.

According to a post from Banker&Tradesman, “with fewer Boston trophy properties in play this year, investors may bid up demand in top-tier suburban markets…Properties in suburban core markets such as Route 128, Route 9 and Watertown are selling for just 21 percent above the 2006-2007 peak. Properties in all other Boston suburban markets are selling for 23 percent below the peak.”

Belkin is one of eight developers chasing the development opportunity at the Winthrop Square parking garage site. His plan is after a 24/7 model that incorporates a live, work play them that embraces the “Café Culture” of today.

At the centerpiece of Belkin’s 740-foot office and residential tower is an innovation center, one designed for entrepreneurs and those who aspire to be one. The description itself may be eye-glazing or eye-rolling at a time when everyone claims to be innovative, but to hear Belkin explain it, you feel like he’s onto something big. It’s an idea that could go a long way to break down the walls that divide our business community, ones that keep Kendall Square and Innovation District types from mingling with those in the Financial District.

 

0 115 Winthrop Square Considered for Boston’s Second-Tallest Building

The Boston skyline is poised to see significant change of the next five years as projects that are under construction come online.  115 Winthrop Square is getting attention and might be home to Boston’s second tallest building if O’Brien has anything to do with it.

According to Banker&Tradesman, “developer Thomas O’Brien of Boston-based HYM Investments is proposing a 69-story, 780-foot-tall residential tower that would become the city’s second-tallest building, just 10 feet shy of the Hancock Tower…O’Brien was one of eight developers who submitted proposals to build a skyscraper in the Financial District. The Boston Redevelopment Authority sought proposals for a one-acre parcel currently occupied by the municipal garage at 115 Winthrop Square. O’Brien’s plan calls for a substantial redevelopment of the square, including a new Boston public school and a relocated St. Anthony Shrine, friary and ministry center. Under the O’Brien proposal, the church properties and school would be built on the former garage site and a residential tower with 11,000-square-foot floor plates would be built on the former shrine property.”

0 Boston Developers Contending for Financial District Tower

The shuttered garage that falls between Devonshire and Federal Street in the core of Boston’s Financial District shines brightly as an opportunity for eight suitors to make their mark on the Boston Skyline.  Tenants in recent quarters have flocked Downtown to take advantage of value rents and infrastructure driving office vacancy down to 10 percent.

The Boston Globe details the eight developers “have filed proposals for a skyscraper, several of which would be nearly as tall as the city’s largest, the Hancock Tower, on the site of a city-owned parking garage that is now closed. The competitors include a who’s who of local and national developers, a measure of how strong Boston’s real estate market has become…If approved, the Winthrop Square project would add another tower to the fast-changing Boston skyline. Already, five towers over 600 feet are proposed or are being built while other large complexes are under development downtown.”

Jason Krebs might be the catalyst to build one of Boston’s newest office towers at Winthrop Square in the Financial District.

According to Banker&Tradesman, “Former Normandy Real Estate Partners executive Justin Krebs is teaming up with developer Steve Belkin to bolster Belkin’s attempts to build a 740-foot-tall skyscraper in downtown Boston…Belkin’s proposal is expected to be just one of several for the site which contains a four-story, 1,125-space parking garage that was closed in May 2013 due to its deteriorating condition.”

The greater Boston economy is strong with jobs, construction and capital.  Many office users are seeking value while trying to straddle the live-work-play model for their staff.  Not every company can be located within a five-minute walk of South Station, nor can they offer free parking to their employees. What we are seeing is locations that offer infrastructure, reap the benefits of today’s strong office market.

A recent Boston Globe article remarked, “the western suburbs around Route 128 are experiencing a building boom, with new headquarters for growing companies such as TripAdvisor and Vistaprint among five huge developments under construction in Needham, Waltham, and neighboring towns…The attractions of the suburbs include much lower rents and lots of choices. Moreover, the workspaces — either new or newly renovated — are far from the souless corporate boxes of the 1980s that dotted the suburban landscape. The interiors of some new offices look as if they could comfortably fit along Seaport Boulevard in Boston or Broadway in Cambridge.”

Is a new tower coming to downtown Boston, in Winthrop Square? Time will tell, but repurposing the shuttered garage site would be a welcome change.

According to The Boston Globe, the re-imagined tower “of up to 740 feet…would be a new centerpiece on the city’s rapidly changing skyline…The building would occupy one of the last major development sites in the Financial District, replacing a decrepit city-owned parking garage at Winthrop Square with a skyscraper that could cost as much as $900 million to build.”
