As rents have continued to rise and vacancy has dropped, landlords are becoming more bullish on the office market future.  Spec buildings, previously considered a thing of the past due to the high cost of construction (compared to the cost of renovating an existing structure) are reemerging in the Hub’s commercial landscape with a new addition to Boston’s marine industrial park.

The Boston Business Journal reported, “Danvers-based Kavanagh Advisory Group is expected to break ground by year’s end on the first new building in six years on the eastern edge of the Hub’s Innovation District.”

The Seaport District continues to evolve with a new micro market on Melcher Street, designated as “M Block.”  This is a combination of residential, office and retail on what was once a cut through.  Now it will be a destination location accommodating todays changing lifestyle that is mirrored Meatpacking District in New York.

Office rents for Class B space have jumped to the low $40’s PSF with very few available options.

According to a report by Donna Goodison of the Boston Herald, “a new campaign branding it as the “M Block” is designed to draw attention to the restaurant, office and residential projects bringing new life to the street of former warehouse buildings probably best known for the old elevated pedestrian bridge that stretches above it.”

0 Boston Innovation Center to Open this Spring

Boston’s new Innovation Center is scheduled to open in the Seaport district this Spring.  The one-story, 12,000-square foot structure will primarily consist of meeting rooms. It may include a café, and seating areas where visitors can work for a few hours on a laptop.

How times have changed in our neighbor drugstore; from a soda fountains to sushi.

The Boston Business Journal reports, “contractors are at work restoring a portion of the building that once housed the bookstore and the historic Boston Five Cents Savings Bank. The new space in the former bank will feature marble and limestone walls, dark wood paneling and a porcelain floor. The store is one of three such Walgreens stores in the country. The others are in New York and in Chicago.”

New Yorker’s appetite for our sports teams may not be as strong as our Real Estate. Newbury Street is expected to see a trade in excess of $1,400 per square foot.

According to a report in Banker & Tradesman, the “investor is expected to pay about $27 million for a 19,041-square-foot retail building in Boston’s Back Bay.”

Mike Hoban of Boston Business Journal reported “Boston’s downtown office market may be gaining significant momentum, but a second storyline emerging this year is one that will have longer lasting implications for landlords — the size of the deals are shrinking.”

The Boston Globe reports “the law firm Finnegan, Henderson, Farabow, Garrett & Dunner is the latest business to join the exodus from East Cambridge to Boston’s growing Innovation District.”

131 Clarendon Street, which was acquired by Brookline Bank last year, will be home to Flour’s new location.

The Boston Herald provides some context on the cafe chain’s expansion, noting that “Flour…started on Washington Street in the South End in 2000, also has locations in the Fort Point neighborhood of South Boston’s Seaport District and in Central Square, Cambridge.”

0 Frye Trots Out Newbury Street Store

More boots to Newbury Street; the nation’s oldest continuously operated footwear brand, Frye Boots, is opening their 2nd U.S store on the corner of Newbury and Gloucester.

The Boston Globe is reporting that Frye Co. “plans to open a three-story flagship store on Newbury Street next spring. It will take over the space formerly occupied by Charley’s restaurant, which closed Sunday after being unable to negotiate a new lease with the building’s owner.”

The famed local eatery, Nebo, is expanding to the Financial District/Seaport area with the addition of its second location at Boston Properties Atlantic Wharf location on Congress Street.

The BBJ reports that “the Italian sisters who launched nebo ­— North End Boston — on North Washington Street in Boston are opening a second location at Atlantic Wharf.”
