0 Class B Office Space in Downtown Crossing Could Net $50M

Class B office space at 258-262 Washington St. and 85 Devonshire St. in Downtown Crossing could fetch in excess of $525 PSF. The Class B office market in the Financial District has seen strong rent growth over the last 36 months with prices ranging from the upper $30’s to the upper $40’s PSF.

From the Boston Business Journal:

The buildings together encompass about 92,000 square feet and span the stretch of Water Street between Washington and Devonshire streets near the State Street MBTA stop…Boston-based real estate investment and development firm KS Partners owns the property and has invested more than $5 million in the past three years to help rejuvenate it.

Marketing materials obtained by the Business Journal indicate that the the Washington and Devonshire property is “one of the last Downtown Class B repositioning opportunities” that is “an opportunity to capture momentum” for retail repositioning along Washington Street. The stretch of Washington Street fronts the Freedom Trail and is currently leased by a Subway and a Vitamin Shoppe.

0 75-105 Federal St. in Boston’s Financial District Under Agreement

Another trade is scheduled to take place, 75  – 105 Federal Street in Boston’s Financial District.

According to Banker&Tradesman, “the L-shaped office tower overlooks the city-owned Winthrop Square garage, which could be redeveloped into a massive mixed-use project…Developer Steve Belkin has floated plans for a 740-foot tower on the garage site at 115 Federal St. The project would cost approximately $900 million and contain offices, a 300-room hotel, retail space and possibly condos on the upper floors.”

0 Tech Companies Set up Shop in Boston’s Financial District

The Financial District is no longer home to bankers, mutual fund managers and lawyers. The Financial District of today is home to a great cross section of newly funded and well established tech companies. Within our client base we are seeing customers looking for Red Line access for their employees along with space that is competitively priced. Office spaces within the Class B market can range from upper $20’s to low to mid $30’s.

The Boston Business Journal reports, “Cassidy Turley, which represents landlords in lease deals, found that the Financial District’s volume of available Class A space fell to 4.4 million square feet, or 18 percent of total square footage, at the end of June. That’s down 20 percent from a year ago or 4.9 million square feet. It also represents the lowest availability rate for any second quarter since 2008 just prior to Wall Street’s crash.”

A Boston Business Journal report on the 2013 market growth, referencing a Jones Lang LaSalle’s Spring Skyline Review, notes, “Boston is seeing favorable trends in demographics and exposure to growth sectors…The Hub’s downtown submarkets appear to be entering a new chapter in each of their respective history books with the Financial District seeing results in filling up the low-rise portions of towers, as well as a transformation into a true work-play-live submarket.”
