Back Bay has options, many options due to the movement and relocation of various large tenants and the opening of 888 Boylston Street by Boston Properties.

You can go back two decades and we’ve never had a spike in vacancy of any sort in the Back Bay,” said Brendan Carroll, director of intelligence for Boston-based Encompass Real Estate Strategy. “Now all of a sudden, we’re starting to see some options.”

As of Sept. 30, Back Bay had the highest availability rate of any Boston submarket, according to Colliers International’s Market Viewpoint report. Including 434,419 square feet of sublease space, some 14.8 percent of the 13.3 million-square-foot inventory is now available.

Other factors include competition from build-to-suit projects such as Boston Properties’ 888 Boylston St. tower, where Natixis will relocate. Wells Fargo and Houghton Mifflin are moving to the Financial District, taking space vacated by tenants that in turn committed to brand-new towers in the sought-after Seaport.

Tesla will be moving in Boston to Boston Properties newest building, 888 Boylston Street. Tesla will among strong peers in the retail tech space with the following neighbors: Apple, Microsoft, Verizon & AT&T just in a 2 block corridor.

Although Tesla spokeswoman Alexis Georgeson wouldn’t disclose many details, she told me that the company (Nasdaq: TSLA) is relocating its store from within the Shops at Prudential Center to the more visible Boylston Street space by the end of the year.

0 888 Boylston Street to Join Back Bay Skyline

The skyline of Back Bay will see its newest member come out of the ground starting late this summer.

888 Boylston Street is Boston Properties final component of the Prudential Center that consists of: 800 Boylston Street (Prudential Tower), 101 Huntington Avenue, 111 Huntington Avenue along with the Shops at Prudential.  This site is 23 acres that sits between Boylston Street and Huntington Avenue. It consists today of 2.6 million square feet of Class A office space, and 550 square feet of retail space, combined with underground parking for 3,660 cars.
