110,000-square-feet of office space in Fenway will soon be available to Boston startups in need of office space in the city. According to the Boston Business Journal, “the space at 401 Park Drive has been designed as a bridge for startup tenants that have outgrown incubator or coworking space but don’t feel comfortable signing a long-term office lease…Samuels will break up the 110,000-square-foot eighth floor of the Landmark building into smaller units, ranging in size from about 2,000 square feet to more than 30,000 square feet, to create the launchpad, which it’s calling “Hatch Fenway.” The launchpad will also feature common areas and shared conference room space.”

The company moved out of a co-working space at the Cambridge Innovation Center into a 5,400-square-foot space at 283 Newbury St. in Boston earlier this year.

“We were outgrowing the CIC and while co-working spaces are great and they have lots of benefits and amenities, it’s really hard to start building your own culture (there),” said Ryan Kelly, Bridj’s marketing manager.

0 LogMeIn Adds Seaport Office Space

LogMeIn expands in the Seaport.

The BBJ is reporting that LogMeIn “plans to add 450 jobs during the next five years with the help of about $2.5 million in tax breaks from the city. It could begin housing the first crop of new employees at a 100,000-square-foot space at 333 Summer St. in early 2016…It recently struck a tentative agreement with the landlord to take over the vacant space across from its headquarters at 320 Summer St., where the company currently employs 400.”

Massachusetts ranks 3rd nationally behind California and New York for 2015 IPO’s from Tech Firms.

The BBJ notes, approximately “588 tech companies across the nation are in the IPO pipeline, running roughly equal to the 590 tech firms that were in the pipeline at this time last year, according to a new report by CB Insight…Massachusetts has the third most tech companies in the IPO pipeline: 44…The top Massachusetts companies include Bit9 of Waltham, Actifio of Waltham, Veracode of Burlington, Simplivity of Westboro, and Dataxu of Boston.”

The Boston Business Journal notes that Chookka, “a Cambridge company that allows people to chat with each other and send files…officially launched in September. The service is currently in beta mode and hopes to get to 10,000 users “fairly quickly,” said Chookka co-founder Yves Schabes…The goal, Schabes said, is not to replace email, but complement it — especially when groups of people are trying to communicate.”

Café owners lookout; a new provider is opening up with its own customer base.  WeWork continues to forge ahead and cater to the customer by offering additional services at street level  The latest venue is a Café’, by no sense is this a new concept, but it is if you are in the temporary office space business.  This fulfills two goals; first more services to its existing customer base.  Second; a street level presence to attract new customers.  Banking has also seen this in Café 360 by Capital One.

Bostinno.StreetWise.co is reporting a “Small scoop here: In the midst of a Boston expansion, WeWork has also taken street-level retail space in the Hub. The company plans to open a coffee shop at 745 Atlantic Ave., a few floors below its shared workspace in the same building…This sets up a potential barista duel for the hearts and minds of downtown Boston’s startup set. Cambridge Innovation Center, another shared workspace, is also developing a café project on the ground floor of its 60,000-square-foot Boston facility at 50 Milk Street. CIC’s founder and chief executive, Tim Rowe, demurred about a date for its opening.”
