Boston’s hotel community is hoping to welcome a new player to the scene, AC Marriot.  The brand has started in Europe and has recently expanded into the U.S. market.  If you are thinking about where your clients will stay when visiting your office, the following map outlines a 15 minute walk to the new proposed hotel.

The Boston Globe indicates, if approved, “the six-story AC Marriott would be on Albany Street, adjacent to the Ink Block site. It would replace a pair of low-slung brick buildings that formerly housed offices for Independent Taxi and F.W. Webb…The company wants to start construction in the fall, with the hotel’s opening scheduled for early 2017.”

Frequently when I meet with young companies their initial request is, what will it cost?  My reply is usually is, “ If it was free and the perfect configuration, but in Western Massachusetts, would you take it?”  The reply, “No.”

Companies that are in growth mode care about access to qualified potential employees. In the Boston market we see many companies prefer to be within the city core as opposed to be outside the city for that simple reason. The younger workforce doesn’t own or doesn’t want their commute to involve an automobile.

According to a research report on the Boston Business Journal, here’s are the three aspects that entrepreneurs say actually did sell them on their hometowns:

0 Innovation District gets Smart Parking Sensors, Time to Destination Signs

How smart is your parking space? Well in the Innovation district and Boston Seaport are stepping it up a few notches with a real-time data app from www.streetline.com. Imagine knowing where to go for the nearest spot and no longer circling the block, it’s here in our city!

Banker & Tradesman posted a report on the traffic installations in the Innovation District:

The technology is designed to help manage traffic congestion in the downtown neighborhood. The smart parking sensors and time to destination signs will provide drivers with constantly updated information on available, on-street parking spaces as well as the quickest route to take out of the Innovation District to the highway system during the evening commute.  Drivers may begin taking advantage of this new technology on Wednesday, Dec. 11.

0 Construction to Begin on ‘Ink Block’

Ink Block is on the move and the transformation of the Herald’s HQ will commence later this year.

The Boston Business Journal reports on the construction, noting the Ink Block is “designed to re-imagine the former Herald site in the South End at Harrison Avenue and Traveler Street, Ink Block will feature 475 apartments in five buildings and 85,000 square feet of retail space, including a flagship 50,000-square-foot Whole Foods Market, which will be the chain’s largest location in Boston and the first-ever full-size grocery store in the South End.”

Located on Boylston Street, ZeroTurnaround — a Java productivity tools maker — is one of a number of companies in Boston to design its workspace to match its progressive attitude. In a Boston Herald article about the company’s “fun” work environment, author Ira Kantor describes the company’s Back Bay HQ, “as music fills the C-shaped, 5,500-square-foot space, employees feed off that energy as they start cranking out global phone calls.”

The Boston Business Journal notes, the strength of the market; “greater Boston’s office market achieved more than 2.8 million square feet of positive absorption last year, the strongest showing since 2007”

0 Law Firm, Goodwin Procter, Moves Offices to Boston Waterfront

Why do companies go through all the trouble of moving?  Many reasons, but that two that stand out are the opportunity to design space that reflects the company’s vision today, and the second is economics.

The design of office space today, compared with 10 years ago, show an evolution to more efficient layouts that incorporate green technology. The financial side is comprised of many factors that can range from rent abatement, tenant improvement dollars, base year expenses and the price per square foot.

The Boston Business Journal on December 21, 2012, reported that “Goodwin Procter signed a letter of intent this week to lease 360,000 square feet in an office building to be built next to the Institute of Contemporary Art in on the South Boston waterfront that Mayor Thomas M. Menino has dubbed the Innovation District. The firm would move 860 attorneys and support staffers to the new building, which would also include a 135-room hotel and retail space.”

There are changes in store for the Back Bay skyline. The project will include a 220-room hotel with meeting spaces, 142 residences, parking, and several restaurants.

“A rendering of the proposed building, to be called 40 Trinity Place, shows a slender glass tower with an angular top. The developers still need approval from the Boston Redevelopment Authority, but said they hope to start construction by next fall.”

0 State Street, Channel Center to Add 33,000 Sq. Feet of Office Space

State Street office space in bostonSince Commonwealth Ventures has secured State Street for Channel Center their next focus will retail and rental apartments to cap off their 13 year project.

A report in The Boston Herald notes that “the State Street office project may effectively cap off Channel Center, but the developer still has work to do to bring more residents and retailers into the Fort Point Channel complex…renovations will begin soon in two buildings to create 39 apartments, 33,000 square feet of office space and additional storefronts.”
