Boston Properties is moving forward with 2 major projects located at 2 transportation hubs.  Back Bay Station is the proposed spot of a new tower development, while North Station will benefit from the same.

From Banker and Tradesman:

The real estate investment trust said this morning it has entered a joint venture to acquire the air rights for the 377,000-square-foot initial phase of the North Station redevelopment. It also has signed a 44-year extension on its lease for the Clarendon Street parking garage with the state Department of Transportation, part of a larger proposal to build two towers containing offices, residences and retail above Back Bay Station. As part of the agreement, Boston Properties will take over management of the renovated station, which serves the Orange Line subway and several commuter rail lines.

 

0 North Station Offices to Resemble ‘Old Boston Garden’

Boston Properties is on the move in North Station with a $10.9 million new site at 80 Causeway Street. Boston Properties plans to build 2-million square feet including low-rise offices with a familiar facade.

Banker & Tradesman reports “new renderings by Gensler Architects show a pair of office buildings facing Causeway Street including one with oversized windows resembling the exterior of the old Boston Garden, which was demolished in 1998…Boston Properties is partnering with the Jacobs family, owners of the TD Garden and Boston Bruins, on the mixed-use project.”

0 Uber Moving to North Station Area of Boston

uber bostonUber is on the move and headed for new digs in the North Station area of Boston.  The North Station office market still reigns as a value option compared with Back Bay and the Seaport.

The Boston Herald describes the scale of Uber’s new space at 239 Causeway St., noting “The 17,494-square-foot office is nearly three times the size of the company’s current office near South Station, and comes with an option to expand to another floor in the future.”

Rents in the Class B market can range from the low to mid $30’s PSF.

North Station’s first new tower is set to break grown.  This will add 688,550 rentable square of office and retail.

“The first leg of the 1.9-million-square-foot North Station tower complex, one of Boston’s biggest mixed-use developments, is set to begin construction.
AvalonBay Communities will break ground Oct. 27 on Avalon North Station, a 38-story apartment tower located between the TD Garden and Nashua Street. The project was approved by city regulators in 2013. Plans call for 497 apartments in a 636,550-square-foot structure…The complex also will contain a 306-room hotel, 668,000 square feet of office space, restaurants and retail space including a supermarket. Developers received a $7.8-million, 15-year tax break from the administration of former Boston Mayor Thomas Menino.”

The Government Center T Station is taking shape.  The glass entryway will be a welcome change for both above and below grade.

“The most visible sign of progress at the Government Center Station renovation project is the construction of an entryway called a ‘head house,’ which is set to be wrapped in glass and promises to brighten the underground transit hub when it reopens in the spring of 2016.”

“‘I love the project,’ said Brian P. Howland, a resident engineer for the Massachusetts Bay Transportation Authority. ‘This is an area that hasn’t had anything happen to it in over 45 years. Putting something like this in this area now is going to have a huge impact.’”

0 Government Center MBTA Station Closed for Construction

Transportation is critical for any city to grow and prosper, and Boston is no different.  On March 22nd, the Government Center T Stop closed for two years for a major overhaul.  While this is a challenge for commuters during that time, the outcome stands to offer passengers a new gateway to Government Center.

From bisnow.com, speaking with MassDOT secretary Richard Davey:

“When construction is completed in three years, the universally accessible Government Center station will have a sleek, steel entrance with landscaping and will take riders to Logan Airport…It will also have new lobbies, elevators, fare collection, security, finishes, lighting, emergency exits, and more retail space.”

0 Government Center T Stop to Close for Two Years

Planning your new commute to Boston City Hall?  The Green Lines Government Center T Stop is scheduled to close on March 22nd for two years.

An announcement from the MBTA on Wednesday, reported in the Boston Magazine, notes “that Government Center Station at City Hall Plaza would be closing down for two years beginning on March 22, so that the transit agency can begin repairs and upgrades to the stop, and improve connections between the Blue and Green Lines.”

The article includes the following quote from the MBTA:

“If your trip usually included Government Center Station, please allow an additional ten to fifteen minutes for your travel,” according to the T. “The bus will make stops outside State Street Station, Government Center Station, Bowdoin Station, and then return to Haymarket. No fares will be collected on the shuttle bus.”

Our outgoing mayor and Boston Properties have struck a deal on the TD Garden project.

According to an article on the Boston Business Journal, “the Menino administration is set to announce that they have reached an agreement with Boston Properties and Delaware North Cos. to allow construction of a 45-story residential tower near North Station and provide a lucrative tax break to support the $1 billion development.”

0 TD Garden Project Awaits Resolution

The changing of the guard may have already begun in the corner office at city hall.  It will be interesting to see the outcome of the vote on December 19th by the BRA on a 1.8-million square-foot project around the TD Garden.

According to the Boston Business Journal, “Menino has bristled at suggestions from mayor-elect Walsh and former mayoral candidate John Connolly that the BRA lacks transparency. But the administration’s unwillingness to talk about the negotiations or even allow members of the mayor-appointed Boston Garden Impact Advisory Group participate in the talks has raised questions about what is happening behind closed doors.”

0 Marty Walsh would put City Hall up for Sale

So, politics aside should the city sell city hall for redevelopment?  Personally I am in favor of this and not simply based on economics. The standards that are available in the construction industry far surpass available options of ‘67, how we use space has evolved, and we have learned to do more with less.

The mayoral race seems to still be very crowded, but this got my attention.

The Boston Business Journal reported, “State Rep. Martin Walsh, a candidate for Boston mayor, wants to sell Boston’s City Hall to a private developer – who would presumably bulldoze the much-maligned structure and its underused, adjacent plaza in favor of hotels, apartments and retail development.”

Walsh spoke with the Boston Herald and noted, “You could put a hotel boutique here. You could put a full hotel here. You could have an office building. You could put so much in this area…we could have shops … that would fit in with Faneuil Hall Marketplace.”
