The Seaport continues to show the market that it’s going to remain a dominate force in the Boston office market.  Rents are up, vacancy is down and demand is strong.  The challenge is the only new construction is Class A, so if you are seeking updated brick-and-bean, wait in line or be prepared to pay for it.

Alternatives that trade about $8 – $12 per square below would be Boston’s Financial District or the Leather District.

Indicative of the Seaport neighborhood’s appeal, BostonSF.com reports HFF recently closed a “$105.625 million sale of 3-building office portfolio Boston’s Seaport District…HFF announced that it has closed sale of three best-in-class, creative office assets totaling 221,064 square feet and 35 parking spaces.”

0 1,700-car Garage Plotted for South Boston Waterfront

The growth of the Seaport District has created a number of challenges and one of the prominent ones is parking.  Massport is looking to offer some relief to this by building a 1,700 car garage atop the Pike.

The Boston Globe offers details on the proposed parking additions, noting it “would be built over a strengthened section of the turnpike tunnel near the World Trade Center complex. Although the site is about a third of a mile from the Seaport Square area, where visitors to Fan Pier and attractions like the Institute of Contemporary Art vie for parking with workers from the adjacent financial district, Massport said the parking garage would be vital for apartments and a planned hotel near the convention center.

Wells FargoBoston is home to some creative entrepreneurial companies that innovate continuously.  Wells Fargo, amongst others, are after their deposits and corporate banking requirements.  The days have gone by of old school banking, we now, as customers, require Apps.

“Wells Fargo & Co. is expanding its Silicon Valley-based technology banking group into Boston, and it has pinched executives from two high profile competitors to run the new office…The Boston office at 101 Federal St. will be run by commercial bankers Debra DelVecchio and David Dickinson.”
