The cost of construction means jobs and detours.  We all see the cranes in the air and the parade to cement mixers on our city streets, now we have one less street to drive on.  Franklin Street will be closed till July of 2016.

An article from the BBJ notes “Pedestrian access will remain open. The Boston Transportation Department suggests the following detour route: right on Hawley Street past 33 Arch St., left on Milk Street past the Old South Meeting House, right on Washington Street, left on Court Street past the Old State House and left on Tremont Street.

“The closure is necessary due to construction activity in the area as well as a roadway reconstruction project,” the city said.

The growth of our city is at a pace not seen in years; tower cranes, cement trucks and the endless parade of tradespeople. What about below our city streets; are we building infrastructure to support this influx? This Boston Herald article about the Downtown Crossing T-Station caught my eye and merits some airtime.

A quote from  T spokesman Joe Pesaturo, in the Boston Herald, piece focuses on the renovations at downtown crossing:

“The MBTA recently solicited bids for a sewer relocation project under the former Filene’s building. It is a first step in a multi­phase project involving the Downtown Crossing station that will include access and aesthetic improvements.”

A recent instance of this trend is evident in the move of Pret A Manger made to snag the 2,000 sq. ft. space in the Financial District, formerly occupied by Dunkin’ Donuts.

The BBJ reported on the new occupants of 176 Federal St. in the Financial District, noting it may be just the first of many similar moves for the London-based eatery, “Pret A Manger has been looking to expand in Greater Boston with plans to open a dozen cafes over the next five years. James O’Mara, an attorney representing the eatery, said Pret A Manger will be opening a shop as early as this spring at 101 Arch St. in Boston’s Downtown Crossing at the former Men’s Wearhouse.”

According to the BBJ “the overall amount of available space [in Boston], including sublease space, rose to 18.3 percent in Q4, up from 16.7 in Q4 of 2012. That change reflects nearly 300,000 square feet of negative absorption.”

What does $630M get you in Boston?  A 1.4 million square foot development in the heart of Downtown Crossing.  It will create new residences, office and retail opportunities.

Rebusinessonline is reporting that “Millennium Partners, a New York-based developer, has kicked off construction of its Millennium Tower and Burnham Building development in Boston’s Downtown Crossing neighborhood. Located at the site of the former Filene’s Department Store, the $630 million project consists of the 1912 Burnham Building and the 62-story, 450-unit mixed-use Millennium Tower.”

“Massachusetts-based grocery store chain Roche Bros. will open its first downtown Boston location in late 2014…Roche Bros…[joining] advertising firm Arnold Worldwide as the first tenants of the new tower, and will move in by September 2014,” a BBJ article covering the Millennium Project’s future tenant, reports.

Downtown Crossing is set to host the groundbreaking ceremony for the Filene’s Tower. This area of the Financial District has seen a large influx of Class B tenants over the 1st of ’13 that has driven pricing up to the low $30’s PSF within that segment.

“Plans for the $615 million Millennium Tower and adjacent Burnham building, the original Filene’s store, include 600 condominiums and apartments, up to 218,000 square feet of office space and 231,000 square feet of retail,” a Boston Business Journal report states.

More changes this week for Filene’s at Downtown Crossing. Parts of the historic structure will be incorporated into a new community park.

“On Saturday and Sunday, July 20 and 21st, workers from Suffolk Construction will demolish the remainder of the 1905 Jones, McDuffee and Stratton Co. building at the corner of Franklin and Hawley streets that housed Filene’s for many years…The new $615 million Millennium Tower will include 600 condominiums and apartments, up to 218,000 square feet of office space and 231,000 square feet of retail.”

The transformation of our city continues.  The former Filene’s site in downtown crossing is active with construction workers on the new tower complex.

A BBJ article reports, “nearly five years after construction ground to a halt at the former Filene’s site in Boston’s Downtown Crossing leaving a crater in the city’s shopping district, the new development team has set a groundbreaking for next month.”
