0 Bulfinch Crossing Development Has Commenced

Demolition has commenced for HYM’s Bullfinch Crossing project with completion scheduled for September 1st 2019.

Bulfinch Crossing is a 2.9 million square foot multi-phased development project that will replace the existing above-grade concrete Government Center Garage with a pedestrian-friendly streetscape, a public plaza and six mixed-use buildings on two appropriately-scaled urban blocks spread across approximately 4.8 acres. The demolition of a major portion of the garage over Congress Street will allow for daylight to shine on Congress Street for the first time in more than 40 years.

When fully built, there will be…1.15 million gross square feet of office space and 82,500 gross square feet of retail space at Bulfinch Crossing.

What will GE’s new corporate address be?  Here are 8 locations within the Seaport that can accommodate their 2018 move.

The locations among consideration are listed out in a Boston Herald article:

  • The former Boston Public Schools headquarters at 26 School St. downtown. BPS vacated the historic 11-story, 160,000-square-foot building last year for new space in Dudley Square.
  • The MassDOT building at 185 Kneeland St. on the edge of Chinatown that is made up of three parcels totaling 5.8 acres, with an existing 104,000-square-foot office building that could be renovated.
  • Vacant land at 6 Tide St. in the Boston Marine Industrial Park, owned by the Boston Redevelopment Authority, also in the Seaport District. Current site plans call for a 355,000-square-foot development.
  • A vacant 1.8-acre Massport lot on Congress Street next to the John Hancock building known as “Parcel H” in the Seaport.
  • Massport land at the intersection of Massport Haul Road and World Trade Center Avenue. The vacant lot has the capacity for a 150,000-square-foot office building. It’s located near the Boston Convention & Exhibition Center in the Seaport.
  • Vacant land at the corner of E and D streets, owned by the Massachusetts Convention Center Authority. Both are in the South Boston/Seaport area. The D Street parcel can accommodate a building up to 75 feet in height, and a footprint of 122,000 square feet. The E Street parcel can accommodate up to 10 stories.
  • A vacant 1.2-acre Massport parcel known as “A-2” at the corner of Congress Street and World Trade Center Avenue in the Seaport area. It’s adjacent to the MBTA Silver Line; a planned parking garage is next to the parcel.
  • Two parcels of vacant Massport land, known as “D-2” and “D-3,” at the intersection of Summer and D street in the Seaport District. The approximately 4.9-acre site occupies two of the four corners at the intersection.

New Seaport office space is coming thanks to Berkeley Investments. According to the BBJ, “Berkeley Investments has plans to add two office floors atop the Stillings Street parking garage at 22 Boston Wharf Road…[and] is also proposing to add street-level retail to Boston Wharf Road, which is a relatively short connecting road between Congress Street and Seaport Boulevard, as well as additional windows along the side of the building that abuts the Q Street park.”

The building at 22 Boston Wharf Road currently includes 241,124-square-feet and has been assessed at $26.435 million, based on information in the BBJ from the city assessor.

0 Seaport Bridge Closed for Repairs

The Seaport just got harder to get to and from.  Not only are there fewer parking spaces, now there is one less pedestrian walkway from the Financial District to the Seaport.  The ultimate plan is to reopen the bridge to cars and pedestrian traffic, but no date has been given.

A Boston Herald report states “structural conditions and “deterioration beyond repair” prompted the city to close the Old Northern Avenue bridge that serves as a pedestrian link between South Boston’s Seaport District and the Financial District…analysis of the 106-year-old truss bridge’s load capacity by TranSystems, a transportation consultant hired by the city, found 13 floor beams with a “zero-ton rating” in the part of the bridge that was open to pedestrians crossing the Fort Point Channel.”
