Projects that seems only to be dreams in years past are moving forward to reality.  The Fenway Center development will bring a 27 story office and retail complex along with 550 apartments to the area along the turnpike.

According to a Boston Globe article, “Governor Deval Patrick’s administration has struck a deal to allow construction of Fenway Center, a $500 million mega-development in Boston that would transform scrubby parking lots near the storied ballpark into a bustling complex of homes, stores, offices, and parking.”

0 With Bike Lanes, Retail Sales up 49% in NYC

Is a bike lane coming to a street near you?  Our neighbors to the South in NYC have seen a surge in retail sales traffic after lanes have been added.

According to an article on the Boston Business Journal website — citing a report from the New York Department of Transportation from November, 2012 — “after the city of New York installed bike lanes on 8th and 9th avenues in Manhattan, retail sales on 9th Ave. from 23 to 31st streets grew 49 percent, compared to 3 percent boroughwide.”

Are you looking for Sushi, snacks, pharmacy or a Café 24 /7? If so, you can now visit the new Walgreens at School and Washington streets in downtown crossing.

The Boston Business Journal today published an in-depth look at Boston’s flagship Walgreens location, noting that the modern convenience store “features a prepared food market, a 2,000-square-foot liquor store on the mezzanine, and everything else found in a typical drug store and more.”

The design and interior architecture also modifies some of the building’s traditional aesthetic, offering restored marble and limestone walls, dark wood paneling and a wealth of natural light.

0 Construction to Begin on ‘Ink Block’

Ink Block is on the move and the transformation of the Herald’s HQ will commence later this year.

The Boston Business Journal reports on the construction, noting the Ink Block is “designed to re-imagine the former Herald site in the South End at Harrison Avenue and Traveler Street, Ink Block will feature 475 apartments in five buildings and 85,000 square feet of retail space, including a flagship 50,000-square-foot Whole Foods Market, which will be the chain’s largest location in Boston and the first-ever full-size grocery store in the South End.”

Office building at 1 Brattle Sq. in Cambridge, MaMultiple media outlets and commercial real estate firms are saying the same thing; the office market has made up for recession losses. This is primarily attributed to the following: financial, life sciences, technology, biomedical and engineering firms.

A Boston Herald editorial delves into the numbers further:

“The first quarter started with strong leasing activity in several sectors, from financial to life sciences, technology, biomedical and engineering firms. The vacancy rate in Greater Boston dipped below 15 percent for the second quarter in a row, yet spiked 27 basis points because of a number of spaces that were known to be coming to the market, including Monitor’s 196,000 square feet at 2 Canal Park in Cambridge and IBM’s building at 5 Technology Park in Westford.”

International Place is going to offer a steakhouse destination along the greenway in the Financial District. Who would of thought when International Place was built in 1987 that there would be a Palm restaurant where the central artery once stood?

Zagat reports, “the restaurant will take up a portion of the lobby at One International Place, an office tower whose lobby is replete in granite and marble. The 320-seat restaurant will take over the area where corner windows at Oliver Street and J.F. Fitzgerald Surface Road overlook the Rose Kennedy Greenway.”

Men’s clothing retailer Jos. A. Bank has moved in the retail space on the corner of Franklin Street and Arch Street in Boston’s financial district.

According to an article on the Boston Business Journal, the fashion retailer “has signed a 10-year lease for nearly 5,000 square feet at 70 Franklin St. in Boston’s Financial District.” Additional details on the space and terms of the agreement are available on the BBJ.

The street scape continues to change with the scheduled demolition of 212 Stuart Street. The Back Bay office vacancy rate is at a record low at just under 5 percent, will the ownership push for office or residential?

A Boston Business Journal article quotes the Bay Village Neighborhood Association, stating, “nearly four years after the Boston Redevelopment Authority approved conversion of the shuttered Jae’s restaurant into a 10-story office building in Boston’s Theater District, the property is on track to be demolished.”

0 Back Bay Restoration Hardware Seeks Beer/Wine License

The scaffolding has been taken down and Restoration Hardware is scheduled to open its new Back Bay location next month at 234 Berkley Street.  Having vacated 711 Boylston Street a number of years ago, Restoration Hardware  is looking to not only sell sheets, towels and hardware, but the Back Bay location also hopes to offer beer and wine as part of their café.

The Boston Business Journal reports that “the California-based retailer will go before the Boston Licensing Board on Wednesday seeking a beer and wine license for a proposed 118-seat restaurant on three levels. Located in the 19th-century Boston building that once housed the New England Museum of Natural History and LouisBoston, the store is set to open next month.”
